Does Mr. Rooney split deals with his students?
Even though Ed will be guiding your every step, while you watch, listen and learn, you will be expected to work hard, taking on more and more responsibility as you grow. Mr. Rooney splits the very first deal, with a student, and continues throughout the program.
What kind of people usually make the best students?
We have students from all walks of life – teachers, engineers, IT professionals, accountants, home improvement specialists, investors, realtors, brokers and everywhere in between
What about very analytical thinkers?
The deal with analytical thinkers is they often suffer from ‘Analysis Paralysis.’ Don’t fall victim to this malady in real estate investing! You can over-think yourself right out of a deal, if you’re not careful. We have some analytical types … they just learn to DO what Ed says because he’s the expert; they’re not.
How much experience do I need?
Absolutely none. Our students run the gamut, from novice to very experienced, who realize, even after years of experience, they still have a lot to learn from a true master. (See testimonials.) The biggest qualities you’ll need are drive and determination. You’ll have the information and a mentor to walk beside you.
Do I need good credit?
Generally not. Most of the lenders, provided by True Apprentice, only require the property as security.
Do I need any of my own money to rehab or purchase the property?
Usually not. Students are normally able to secure 100% of the purchase price and rehab money from Ed’s group of hard money lenders. In most situations, Ed co-signs the loan with students, so lenders know if Ed’s on the note, the deal is solid.
What type of real estate investments do you teach?
Foreclosures, wholesales, short sales, subject II, rehab and resale, flipping contracts, buy & hold and REO’s.
How is Ed’s True Apprentice program different?
There’s no comparison. This is live, in the trenches, hands-on work, with Ed as your guide. You’ll learn how to get the phone ringing, within 2 weeks! Without calls, you are not in business.
You’ll be guided through the entire process, from start to finish. You’ll learn how to find properties, how to read comps … the right way. You’ll learn how to evaluate properties to see if there’s a deal there or not.
Ed does all the negotiating while you listen. He goes with you to visit the homeowner, so he can further negotiate for you. He writes his ‘killer’ contracts and then goes with you to the closing. This is a TRUE apprentice program – where you’ll work alongside a master.
You have the exclusive right to use all of Ed’s 22 years of contacts, including his hand-picked crews, subcontractors, attorneys, settlement companies, private lenders, copyrighted contracts, forms and addendums.
How much interaction does Mr. Rooney have with his students?
Unlike other programs, on your initial sign-up, Mr. Rooney spends ample time with you, designing your profile, determining your short and long term goals and how to overcome your biggest fears. After that, you hit the ground running. Not everyone will qualify, but if YOU do, this will be the biggest bang for your buck you’ll find anywhere in the nation.

How do I sign up?
Please call 703-750-3332 to discuss each of our plans in detail. You’ll be notified, if we feel there’s a good match. To HOLD a spot in our next class, you should send us 20% of the level you choose. If you are not accepted, your deposit will be refunded.
What is the success rate of your students?
It depends on the individual student and how willing they are to follow the program. For example, Ed’s very first mentoring student made a profit of $260,000, during their program.
Do I need to have a real estate license?
Absolutely not! In fact, most of our students do not have any type of real estate license at all.
I’m a real estate agent, what can you teach me?
We have taught many agents how to stop watching the investors make all the money and use our method to cross over from agent to investor. (See Dan Oxenburg’s testimonial.)
How can I contact Mr. Rooney, if the office is closed and I have a hot deal?
Mr. Rooney’s cell phone is available at anytime a “hot deal” comes in. Of course, you’ll want to respect his privacy, during late night hours or early mornings, unless it is absolutely urgent.
Have some of your students taken courses, attended seminars and boot camps or bought books and tapes from other real estate investing experts?
We have had students, who’ve spent anywhere from $10,000 to $120,000 between books, tapes, seminars and boot camps. And, unfortunately, NONE of them had ever purchased a single property. (Our DVDs, CDs and teleseminars will be FULL of ‘Action’ items you can put to work in real deals.)
What are some of your students’ favorite highlights about the program?
Without a doubt it would be Mr. Rooney’s intensive 3-hour rehab tour. It’s an in-depth and meticulous, room-by-room, inch-by-inch walk through of a property in need of rehab. This hands-on approach helps eliminate the ‘fear factor’ of the unknown. And students walk away with an understanding of the business and a ‘can do’ attitude. (See Paul Lawrence’s testimonial.)
And, the one-on-one teaching, mentoring and guidance from a proven real estate investing master – from showing students how to find properties, how to evaluate them, how to run comps the ‘Ed Rooney’ way, how to negotiate with the seller and access to Ed’s ironclad contracts. This is beyond theory. This kind of training is priceless – and unheard of anywhere else.
Who does the negotiating on the phone, and in person, when dealing with the potential sellers?
Only Mr. Rooney.
Who drives to the property with you?
Again, only Mr. Rooney.
After I sign up for the program, pay the fee, then what happens?
You’ll meet with Mr. Rooney, in his office. In this first meeting, he’ll teach you what to DO to get your phone ringing in two weeks, with potential sellers calling YOU! And from that point on, he holds your hand, almost literally, and guides you through the entire process … from receiving the first phone call, negotiating with the seller, going to visit the homeowner, going with you to closings, guiding your rehab and helping you sell the property for your profits!
There are ongoing, monthly classes, with the rest of the students that are extremely helpful – advancing your knowledge and comfort level.

Do you offer financing?
No, we do not. Students must secure their own financing. Some students take funds from their 401K, IRA’s, credit cards and/or other savings. We do know of several sources and are always searching for more:
