When Ed Rooney first got started, he attended Ernie Kessler’s “Foreclosure Research of America,” in 1988. He learned some very important things about real estate investing. • In your first “face to face” meeting with Ed Rooney, he will help you set up your personalized marketing plan to get immediate leads coming in from potential sellers. No nonsense.

• When you start receiving calls from interested sellers on your pager, a text message or phone call, the very first thing you do is … call Ed! You do NOT have to return the call by yourself. You’re never thrown to the wolves.

• Ed will return the seller’s call with you and ask the necessary questions, while you listen. And Ed does the negotiating for you, which is the hardest part of all for most students. If you and Ed feel there is a deal to be made, he will go to the seller’s home, with you, and do all the negotiating with the seller for you. He SHOWS you; not just tells you what to do.

• If all the parties agree on price, Ed writes his ironclad contract between you and the seller. You’re learning, by doing. See the difference?

• Next, you’ll need to get a loan to buy the property. With or without your own good credit, Mr. Rooney has some hand-picked hard money lenders to choose from. They know it’s a solid deal, when it comes from Ed Rooney. In most situations, Ed co-signs loans with his students. Still no wolves.

• You get the loan, then you purchase the property and go to closing. You’re still not alone here, because Ed will go to closing with you. Once again, you’ll watch, listen and learn … FAST.

• Now it’s time to rehab the property you and Ed have just purchased. You’ll have access to Ed’s time-tested crews. Many novice investors have made huge blunders on this part and lost tons of money — so you’ll be glad to have a rehab veteran to guide you through these treacherous waters to BIG profits.

• If you purchase a property locally in the Washington D.C. Metro area, Ed will allow you to use his own crews (if available at the time). Mr. Rooney has used these crews over the years for rehabbing many properties.

• Having access to Ed Rooney’s crews, contractors, subs, roofers, etc, is extraordinary. Ed will provide you with discounted prices that you won’t find anywhere else. You’ll also learn how to market to find buyers for your rehabbed properties.

• Ed has extremely capable project supervisors, who specialize in running job sites. So, depending on your experience level and time availability, Mr. Rooney will decide whether you will run the site or if one of his trusted supervisors will handle that part of the process to maximize profits for himself and for you.
